  • Our management fee is 10% of collected rents. There are no other fees of any kind, ever.

    If you are not happy with our services, you may cancel at anytime with no cancellation fee.

  • We are the best property management company on the Big Island. We specialize in Long Term Rentals. We can manage special situations, existing leases, Section 8, and everything else.

    On a selective basis we also offer vacation rental and commercial property management services.

    We will advertise your property everywhere that tenants look. We also screen potential applicants thoroughly, and try to prevent problems before they occur. We will also advise you on current market prices, and what you can do to get the most out of your property.

    You will receive a monthly check or direct deposit, and a monthly accounting statement. We handle everything for you, including the stress.

  • Your time is valuable. Real estate investments should be passive. Our goal is for you to receive a monthly check, without any stress, while treating your property the same as one of our properties.

    It is always better to have a property manager, to separate yourself personally from your property. Especially in rental housing, when emotions and tenant or landlord disputes are involved.

  • Unlike most brokerages that focus on real estate sales and offer management services as a "side thing", we only focus on long term rental management on the Big island.

    We also own rentals. We started this property management service as we could not find a Big Island property manager that truly understood rental properties, and professional management.

    We understand the importance of cash flow, tenant selection, and maximizing value wherever possible. While giving our tenants the most positive and best experience possible.

  • We manage properties all across the Big Island, however most of our rentals are in Hilo, Puna, and Kona districts.

    If your property is located in Ka’u, or a remote location, a higher management fee may be required due to the increased time and monitoring required for management.
